Questions to Ask Your Landlord Before Signing a Lease

Signing a lease is an exciting step, but it is also an important commitment. Before you agree to rent a home or apartment, take time to understand the terms, costs and expectations. Asking the right questions upfront can help you avoid surprises and feel more confident about your decision.

  1. How long is the lease term?
    Many leases last for one year, but some landlords offer shorter options, such as month-to-month or six-month agreements. Make sure you know exactly how long you are agreeing to stay and what happens when the lease ends.
  2. Are utilities included?
    The monthly rent is only part of your housing budget. Ask whether utilities, internet, cable, trash service, parking or other fees are included. If they are not, find out what you can expect to pay each month. You may not be able to find an exact amount, but you can get a good estimate.
  3. Are pets allowed?
    If you have a pet or plan to get one, ask about the pet policy before signing. Some rentals do not allow pets, while others may require a pet deposit, monthly pet rent or certain breed or size restrictions.
  4. When is rent due, and how should I pay?
    Confirm the rent due date, accepted payment methods and whether there is a grace period. It is also helpful to ask about late fees, so you understand the full payment policy before moving in.
  5. What are the rules for personalizing the space?
    Before painting walls, hanging shelves or making other changes, ask what is allowed. Most landlords expect the rental to be returned in its original condition, so it is best to get approval in writing for any updates or decorating plans, especially more permanent ones.
  6. How much notice will you give before entering?
    Landlord entry rules can vary by state and lease agreement. Ask how much notice you will receive before the landlord or maintenance team enters your home, except in emergencies. Make sure the policy is clearly explained in the lease.
  7. What is the guest policy?
    Some leases include rules about overnight guests, long-term visitors or the number of people who may stay in the rental. Ask about the policy ahead of time so you know what is expected and can avoid any issues later.
  8. What will be done before I move in?
    Ask whether the home or apartment will be cleaned, repaired or inspected before your move-in date. You may also want to request a move-in checklist (or better yet, take a video) so you can document the condition of the property when you arrive.
  9. Who should I contact in an emergency?
    Find out who to call for urgent problems, such as a water leak, heating or air conditioning issue, electrical concern or lockout. Be sure you have the correct phone number for after-hours emergencies.
  10. What happens if I need to break the lease?
    Life can change unexpectedly, so ask what options are available if you need to move out early. Your lease may include an early termination fee, subletting rules or other requirements you should understand before signing.

A lease should clearly explain your responsibilities and your landlord’s responsibilities. If anything is unclear, ask questions before you sign. Taking a little extra time now can help protect your budget, your belongings and your peace of mind as you settle into your new home.
